Happy Friday from Aspen! It’s snowing hard outside and expected to continue all day. Bring it on! I’m hoping for a white Christmas! I wanted to share some of great events going on this weekend! The Aspen World Snow Polo Championships take place this weekend at Rio Grande Park. The tournament is one of the most prestigious snow polo events in the world and attracts top players from around the country. Polo enthusiast from around the world as well as the local Roaring Fork Valley fans will be participating. For more information click here. This Saturday, the St. Regis is hosting their Annual Tree Lighting Ceremony between 5-7p.m. This is the third leg in the local tree lighting circuit. Sardy House and Little Nell were both big hits the past two weekends. The hot cocoa at Little Nell’s tree lighting was among the best. With a three and a five-year-old I don’t miss local tree lightings and cookie and cocoa opportunities. After a slow first half of 2016 our town is full and buyers are looking. There's no better place to be this time of the year than Aspen Snowmass. Real estate activity really increased in July; I put almost fifteen million under contract the past weeks. There were a number of macro economic factors that sidelined buyers through the first two quarters of 2016 including: the strength of the Dollar, fluctuating equities markets, the price of oil, and an election year. On the heels of a great 2015, buyers were on edge; you could find reasons not to purchase a new home the first half of 2016. I had a great conversation Tuesday morning with my co-workers. We discussed why now is a great time to purchase a home in Aspen Snowmass. Here are the Top Ten Reasons it makes sense today:

Aspen in July is stunning. The sun is always shining over the clear blue skies and lush green mountains. The valley is sprawled with tall white aspen trees and beautiful wild flowers. Although lovely, the high elevation can make for a powerful sun that can get pretty warm in late afternoons. Here are some fun activities to stay cool this summer.
Aspen's punch bowl (seen below) is just a short ways up Independence Pass. It is a spot along the Roaring Fork River where the water slows and swells below smooth towering rocks. The punch bowl is a local secret on account of its dangerous features. It may be an intimidating drop to some cold water below, but it is safe as long as you avoid the one perfectly visible rock near the center.
Just slightly down the road, you can find a massive rope swing into a deep swimming pool. The rope can be a bit tricky, and most people might prefer just to enjoy the swimming. If you want to try the swing be sure to choke up on the rope as high as possible and let go over the deep water below.
Even closer to town and along the same road, Stillwater is a perfect place to bring rafts or SUP’s and float along the river. The Roaring Fork River meanders through North Star Preserve. A wooden bridge above the slow moving water is a perfect place to launch off on your floating adventure.
Lastly, in central downtown, the Mill Street Mall Fountain is a popular way for kids to cool off on a warm summer’s day. The game is to balance balloons on the tall pillars of water. Running through the fountain avoiding the shooting beams as they randomly spray out of the ground is a favorite. Kids love it, and parents love relaxing as they watch their kids tire themselves out even more. Get out and explore our amazing valley. There are plenty of fun secretes to discover. Go enjoy the warm weather, and stay cool doing it.

Snowmass Village Condo Analysis February 4, 2016
I have been busy the past weeks with a lot of Snowmass Village condo activity. I think it’s such a great value today that I’m building a new single-family home there for my family. We’re so excited to be moving to Snowmass. Snowmass has never traded at a bigger discount to Aspen then today. It’s selling for about half the average sold price per sq. ft. of Aspen for all property types. On top of that there is such a strong seasonal and full-time rental demand in the upper Roaring Fork Valley with families looking to get into the Aspen School District with the number on school in the state and #24 in the country, and very little vacancy. Many Aspenites, myself included have been priced out of the Aspen single-family market, yet there are still some great opportunities in Snowmass Village. I know so many young families that have moved to Snowmass in the past year and more that are headed there this year. It’s the place to be!
I feel like everyone is holding their collective breath waiting for some clarity on base village. I believe once the future picture is clearer we will see increased activity and appreciation again. I think there are some incredible real estate opportunities at one of the best family ski/snowboard resorts in the world, not to mention one of the best single-track mountain biking destinations.
Below are some stats that I wanted to share with you from some research I’ve done on behalf of my clients the past week:
- There are 184 actively listed condos in Snowmass Village today at an average list price of $1,239,326 and an average list price per sq. ft. of $790 with 332 average days on market.
- 8 condos are pending sale in Snowmass Village today.
- 94 condos have traded in Snowmass Village the past year at an average sale price of $892,268, 93% sale/list and 355 ADOM
- An almost two year supply of condos exists today in Snowmass Village
- 61 single-family homes are on the market in Snowmass Village today at an average list price of $5,724,918 and an average list price per sq. ft. of $1,134 with 316 average days on market.
- 6 homes are pending sale in Snowmass at an averae list price of $3,813,333 and $910 list price per sq. ft.
- 33 homes sold the past year at an average sold price of $4,170,709, 91% sale/list and $941 sold price per sq. ft.
- There is about a twenty month supply of single-family homes in Snowmass today.
- There are currently 32 actively listed four-bedroom plus Snowmass Village condos on the market at an average list price of $2,598,516 and an average list price per sq. ft. of $978.96 and an ADOM of 298 days.
- 9 four-bedroom + condos have sold in Snowmass Village the past year at an average sale price of $2,725,667, 92% sale/list with an average sold price per sq. ft. of $844 and 399 ADOM.
- 5 ski-in/ski-out four-bedroom condos sold the past year in Snowmass Village at an average sale price of $2,846,200, 91% sale/list and an average sold price per sq. ft. of $863.92 with 481 ADOM.
- There are currently 25 actively listed four-bedroom + Snowmass Village condos on the market today with 1 pending sale, #60, with an average list price of $2,743,688, $1,026 list price per sq. ft. and an ADOM of 298 days.
- The absorption rate for four-bed plus condos in Snowmass Village is 60 months.

Let's look at what's going on with the Aspen Snowmass Real Estate Market. It continues to be hot! Forty-one properties are currently under contract in Aspen, with an average list price per sq. ft. of $1,508. Two properties closed in Aspen this week. 1300 Red Butte Drive, listed by Aspen Snowmass Sotheby's International Realty, sold yesterday for $6,500,000, $1,286 sold price per sq. ft. 205 South Galena Street #13 sold for $2,375,000, $3,321 sold price per sq. ft. Another Penthouse, 623 E. Hopkins Avenue, went under contract and sold for $8,301,500 before hitting the Aspen MLS. Six properties have closed in Aspen this July, with an average sold price of $5,247,917 and an average sold price per sq. ft. of $1,581. The average sold price per sq. ft. has consistently been increasing every month since the beginning of 2015. Snowmass has also been seeing more action. Two properties closed over $7,000,000 in Snowmass last week. 849 Serviceberry Lane closed for $7,200,000, $1,387 sold price per sq. ft. 511 Edgewood Lane closed for $12,000,000, $2,424 sold price per sq. ft. This is the highest sold price per sq. ft. in the history of Snowmass Village. The Aspen Market is really strong and we're seeing more activity in Snowmass Village.
I am excited to announce a great new listing at Smuggler Park! 321 Oak Lane is listed for $849,000. The spacious home has five bedrooms, three bathrooms, a laundry room, lots of natural light and south facing views of Aspen Mountain. Aspen School District, low HOA's, and an easy walk or ride to everything in Aspen are a few of the advantages of this single-family Smuggler Park home. You can't find a better deal anywhere in Aspen. Two properties over ten million dollars closed within the last two days in Aspen and Snowmass. 1110 E Waters Avenue located in the Aspen core closed for $11,000,000, $1,515 sold price per square foot. 511 Edgewood Lane located in Snowmass Village off of Wood Run closed for $12,000,000, $2,424 sold price per sq. ft. This is the highest sold price per square foot in the history of Snowmass Village! Fourteen properties priced over ten million dollars have sold since the beginning of 2015. 991 Moore Drive, listed for $16,950,000, $1,695 list price per sq. ft., by Aspen Snowmass Sotheby's International Realty just went under contract located in Five Trees. The Aspen Real Estate market is hot!
We are in full summer swing here in Aspen! Town is packed and there is plenty of fun activities and events to see and do. Saturday Market starts tomorrow morning at 8 am - 3 pm in downtown Aspen. Check out local artwork, crafts, jewelry and food. Hike up the Ute Trail to the top of Aspen Mountain and enjoy free live classical music on Saturday or free live bluegrass on Sunday 12-3 pm both days. Happy 4th of July from Aspen! The weather is perfect and town is packed. We love it! There are a ton of fun events going on this weekend. Have a safe and fun-filled weekend! Happy birthday U.S.A.
We are already half way through 2015. Here is a brief overview of the Aspen real estate market.Properties in the Aspen core are currently trading at $1,410 price per sq. ft. with an average sold price at $2,567,333. In 2014, Aspen core properties were trading at $1,299 price per sq. ft. with an average sold price at $2,832,244. 2015 Aspen sold volume is up at $440,317,800 compared to $420,187,092 in 2014. The number of transactions in 2015 is up at 132 compared to 116 in 2014. Snowmass properties are currently trading at $779 price per sq. ft. compared to $666 in 2014. The Snowmass average sold price in 2015 is $1,692,867 compared to $1,265,906 in 2014. In 2015, there have been 73 transactions compared to 80 in 2014. Properties are trading at a higher price per sq. ft., and sold volume is up. Inventory overall is down about 9.28% in Aspen through the last day of May 2015 compared to May 2014. In Snowmass and Basalt inventory is up about 3.5% and about 20% in Basalt. Overall pending sales have increased almost 40% today versus June 2014 in Aspen, about the same in Snowmass and twice as many sales pending in Basalt compared to May 2014. I expect inventory to continue to decrease and prices to rise through 2015.

Summer has finally arrived in Aspen. After a rainy and cold off-season we are happy to see blue skies, warm weather and bright greenery everywhere! Mammoth Festival Weekend starts today. Enjoy local homemade chilis, brews and live music by Greensky Bluegrass, Donovan Frankenreiter & Tedeschi Trucks Band. This weekend kicks off the Summer in Aspen/Snowmass!
Let’s take a quick look at May's real estate activity. Properties in the downtown Aspen core are currently trading at $1,422 sold price per sq. ft. compared to $1,301 sold price per sq. ft. year to date in 2014. East Aspen sales are up in 2015. Nine properties have sold in 2015 at $1,006 sold price per sq. ft compared to five properties, $891 sold price per sq. ft. in 2014. 2015 sales volume in Aspen is down slightly from $382,767,000 compared to $385,325,592 in 2014. There have been 115 transactions in Aspen since the beginning of the year. Aspen is looking strong!
May was a busy real estate month for me. I closed on unit J-201 at The Gant today for $989,000. I was also proud to represent the buyer and seller of a three bedroom top floor core unit at Aspen Square in May. The unit sold for $2,050,000. No one has done more activity at both Aspen Square and The Gant the past year than me; I’m an expert on the downtown condo hotel market. I’m excited to announce two great new Aspen Square studio listings, #201 and #224. I closed 89 Ardmore Court for $2,335,000 located in East Aspen, I was happy to represent the seller. Happy Friday! It is a wet, snowy, cold April day in the mountains. We aren’t complaining because we need the precipitation and it is a perfect excuse to check out the 5-point Film Festival held in Carbondale this weekend. There are plenty of activities and films to see for everyone. Let’s take a look at April’s real estate numbers! The Aspen Real Estate Market in April continues to be strong with twenty-two properties sold in Aspen since the beginning of April. Let’s do a comparison of April 2014 to April 2015 Aspen sales: twenty-one properties have sold since the beginning of April ’14. The average sold price per sq. ft. in Aspen increased from $1,193 in April ’14 to $1,302 in April ’15. The average sold price decreased slightly from $4,077,862 in April ’14 to $4,035,000 in April ’15. YTD sold volume has increased from $211,278,592 with sixty-eight sales in April ’14 to $297,788,50 with seventy-seven sales in April ’15.
The highest sale was listed by Aspen Snowmass Sotheby’s International Realty which sold on April 20, 2015 for 17,250,000, $2,048 sold price per sq. ft. The second highest sale was 1470 Red Butte Drive, also listed by Aspen Snowmass Sotheby’s International Realty, which sold for $11,400,000, $1,687 sold price per sq. ft. I was proud to close top floor, two-bedroom unit B-202 at The Gant today for $1,600,000. It’s the nicest two-bedroom at The Gant with spectacular contemporary finishes and great views of Aspen Mountain overlooking the main pool courtyard. I also have two-bedroom, two-bathroom unit J-201 under contract.
I was in Chicago earlier this week for a Sotheby’s International Realty Global Partners event to share ideas and build relationships with the top brokers in our network around the country. It was a great opportunity to network and discuss trends in our respective markets. We talked about the impact of a strengthening dollar and changes in international currencies affecting our business, the shortage of inventory in metropolitan markets, the influx of Chinese buyers in the Pacific Northwest, and technology improvements to provide better service to our clients. It was a valuable experience to strengthen my worldwide referral network. We are an international company. Happy Friday! The ski and snowboard season in Aspen Snowmass has flown by and is nearing the end. 2015 is off to a fast start for Aspen Real Estate. Aspen is up 62% compared to the 1st quarter in 2014. Inventory is down about 20% overall in Aspen, and almost 30% for core condos. I anticipate less inventory and higher prices in Aspen this summer! 1908 Faraway Road, listed by Aspen Snowmass Sotheby’s International Realty, was the highest sale this week. Located atop Faraway Rd. 1908 Faraway is a Sweeney contemporary remodel in Snowmass Village, which closed on Monday for $6,375,000, $1,325 sold price per sq. ft.
The highest Aspen sale was 22 Alice Lane also listed by Aspen Snowmass Sotheby’s International Realty, which sold for $4,300,000, $995 sold price per sq. ft. The lowest sale was 718 S.
