Snowmass Single-family Update March 6, 2020

It has been a slower start to 2020 for the Snowmass Village single-family market with only one single-family sale so far this year at 150 Baby Doe, a Sweeney Redevelopment, that sold this week for $7,050,000, $1,373 sold $/SF after 235 days on market. There are currently 72 active single-family listings in Snowmass Village available today. Two homes are pending sale at 462 Maple Ridge Ln. asking $2,575,000 and 432 Fairway Drive at $1,995,000. We just put 776Divide.com under contract as well, which makes three. Unfortunately, our WildridgeSnowmass.com property at 104 Wildridge fell out of contract earlier this week. We’ve been showing it multiple times a day; I’m confident we will get it back under contract soon and sold this spring. The entry level below $3 million single-family market remains the most active in Snowmass Village with locals moving up the market and second home owners needing more space and wanting to spend more time in Snowmass Village, perhaps upgrading from a condo.

Forty-five single-family homes sold in Snowmass Village the past year at an average sold price of $3,869,057, 91% sale/list, $909 avg. sold $/SF and 403 ADOM. There is currently a 19.2-month supply of single-family inventory in Snowmass Village. Over $4 million there are 47 active listings with only one pending sale. Twenty homes over $4 million sold in Snowmass Village the past year. There’s a 28-month supply of $4 million plus priced product in Snowmass Village today. Lots of options for buyers today! With all of the investment at Base Village, and the future of the Town Center and the Snowmass Club I’m very bullish on the future of Snowmass Village. I think part of the problem is that a lot of the existing inventory is dated. There are only three completed homes available today built after 2015. Our 1627WoodRoad.com and 353Terrace.com sales support that new contemporary product that checks all of the boxes is moving in Snowmass Village.

With an average single-family home price in Aspen of $7.523 million today, Snowmass represents a great value at almost half the average sold price. The future is bright and there’s lots of great options, especially if you’re not afraid of a remodel. There’s no more vibrant neighborhood than Melton Ranch I, II and III and Wildridge and Fairway Drive. If you’re looking for a ski-in/ski-out single-family property, of which there’s not a lot in Aspen - outside of Highlands, Snowmass offers some great opportunities. March Best Deals in Aspen Snowmass

The snow is coming down hard in Aspen Snowmass today! I am excited to share a few of my March top picks for best real estate deals in Aspen and Snowmass. 71 Pitkin Way is a great lot opportunity on lower Red Mountain, sold with CCY plans to build and 8,600 square foot home. Permits ready to pick up and break ground, saving a buyer about two years of designing, planning and approvals. 50 Pine Lane, listed by Coldwell Banker Mason Morse, is a fantastic ski property at the top of Wood Run. 174 Twining Flats is also one of my favorite riverfront properties. This 2.6 acre lot to include the plans from KA DesignWorks for for a 4-bedroom, 4.5-bath, 4,245 sq. ft. residence with a 923 sq. ft. 3-car garage and detached barn. For a few ski-in/ski-out condo opportunities, check out 130 Wood Road Unit 341, Unit 716 and Unit 506.

Snowmass Base Village Surges Into 2019 by Katie Shapiro

Since the ribbon was cut at the grand opening celebration of the long-awaited Snowmass Base Village (SBV) development on December 15, 2018, to a jam-packed plaza, the excitement has only intensified. 

In the two days that followed the festivities, the Aspen Times reported that nine deals closed — eight in the Limelight Hotel Snowmass and one at Lumin — amounting to $23.7 million in sales volume. Aspen Snowmass Sotheby’s International Realty’s resident market research expertbroker Andrew Ernemannattributes the spike to “the psychological influence of Base Village.”

It’s a promising start to a much-hyped project that has been decades in the making, which while officially open for business, still has to put the finishing touches on its last project. Upon completion, SBV’s residential offerings will include One Snowmass with Inspirato along with the Limelight Hotel Snowmass, Lumin and Residences at Viceroy Snowmass.

Ranging in price from below $500,000 at the ski-in/ski-out resort-style Residences at Viceroy Snowmass, up to $6,300,000 for a penthouse overlooking the Elk Camp Gondola at Lumin, an SBV address accommodates every type of mountain lover. 

However luxurious each residence is on the inside (also armed with varying levels of amenities like a membership to the new, ultra-exclusive Snowmass Mountain Club), it’s what lies just steps outside each front door that is another major draw.

In the center of it all is an ice rink open daily from noon to 9 p.m. with complimentary skate rentals available to check out from a funky 1958 Airstream. Also at the Limelight, you can’t miss the five-story climbing wall (one of the largest in the state!) encased in glass, making it a focal point of the SBV plaza. Dreamt up and executed to resemble sections of natural rock on Independence Pass by Boulder-based Eldorado Climbing Walls, it is available to everyone weighing 25 pounds and over. The climbing wall is $10 for 30 minutes and $5 each additional 30 minutes, with staff on hand to help you plot your way to the top. Four Mountain Sports in the Lumin building will have all of your gear and equipment rental needs covered whether you’re hitting the slopes or the Snowmass Bike Park.

And last but not least, the Collective Snowmass has immediately morphed into a community hub offering an ongoing calendar of programming and pop-ups featuring local businesses and nonprofits from a winter artisan market and yoga classes to kids camps and art workshops. A new bar and restaurant is planned to open later this year along with a new-and-improved Snowmass Discovery Center, which highlights the area's legacy where the Mastodon once roamed. Click here for the complete schedule of events through the season.

I am proud to have put one of the Limelight Snowmass Penthouses under contract. The more I learn about Limelight Snowmass, the more I like it. Limelight Snowmass is a 99-room hotel property with 11 whole ownership two and three-bedroom condominiums for sale. Ownership at Limelight Snowmass includes: Snowmass Mountain Club Gold Membership, two annual Premier ski passes, underground secure garage parking when on property, access to the OneSnowmass gym, daily breakfast, strong rental potential when not occupying unit, discounts at other Limelight properties, and great Limelight amenities including two oversized spa pools, 5-story glass climbing wall - the largest in Colorado, front desk and concierge services, ice rink in winter, and entertainment venue in summer in front of the hotel, click-in/click-out ski access, gym and yoga studio and daily shuttle service. Here is is an FAQ document for your review. Aspen Snowmass 2016-2017 Inventory Numbers

It has been a great 2017 for real estate. I wanted to share the active listing numbers with you from January 2016 through October 2017. We started off 2016 strong with the number of Aspen single family active listings the lowest in January, February and April. The start of 2017 was a little slower but finishing strong, as we are seeing all time highs in the Aspen single family home market. Check out the active listing graphs below for Aspen and Snowmass.
