It is a beautiful Monday here in Aspen. According to local weather forecasts, it should remain sunny until at least Friday. Finally, we are getting a good dose of the sunshine I’ve promised in my last couple blog posts. Start this week off right by checking out Big Gigantic on Tuesday night. This Boulder based duo is comprised of saxophonist/producer Dominic Lalli and drummer Jeremy Salken. Over the last couple years Big Gigantic has accumulated a massive following, and is considered one of the most entertaining shows in the music business. Also on Tuesday night, catch a performance by Wynonna and the Big Noise. Wynonna has over 60 various musical awards, and was once referred to by Rolling Stone Magazineas “the greatest female country singer since Patsy Cline.” Depending on your musical tastes, this could be a really tough choice. However, I’m sure neither performance will disappoint! On Wednesday, catch the Fly Fishing Film Tour’s 13thlap around the globe! The Film Tour is filled with great shorts and stories that will get you in the mood to head up the Frying Pan in pursuit of a trophy trout of your own, catch and release of course. It all leads up to the famous Grand Traverse, a night time backcountry ski race starting at Midnight in Crested Butte traversing Star Pass and Taylor Pass and ending at the bottom of Ajax in Gondola Plaza. Certainly not for the faint of heart, this 38-mile backcountry ski mountaineering race actually follows an old mail route, and includes a climb of over 7,800 vertical feet in elevation! Enjoy this week of fun events and warm weather, and end it by cheering Grand Traverse competitors across the finish line in downtown Aspen! Have a great week. Happy springtime from Aspen Snowmass!

Happy Passover and Happy Easter Week! I hope you’re enjoying springtime! It was a beautiful spring day in Aspen after a dusting of new snow in the high country last night. Don’t miss closing day and bacon day at Buttermilk Mountain this Sunday. Aspen Highlands and Snowmass close next weekend and Aspen Mountain will remain open until Sunday, April 19. Be sure to check out Schnetag next weekend at Highlands and the K-9 Uphill at Buttermilk. I was proud to compete in last weekend’s Elk Mountain Grand Traverse, a 38-mile backcountry ski mountaineering race from Crested Butte to Aspen. What a beautiful walk home under the stars. I finished in ten hours and four minutes, a personal record!
Real estate in Aspen/Snowmass continues to strengthen in 2015. Below is an analysis of first quarter 2015 real estate activity. Here are some of the numbers that stand out: while March was the slowest month of 2015, sold volume in Aspen through first quarter 2015 is up 160% from first quarter 2014. The average sold price in Aspen’s Core increased to $4,006,238 in first quarter 2015 compared to $1,698,444 in 2014, and the price per sq. ft. increased $254 to $1,475 in 2015 compared to $1,221 in first quarter 2014. The YTD sales volume in the downtown core increased to $84,131,000 in first quarter 2015 versus $33,968,875 in 2014 – that is over fifty million dollars, a 154% increase! It all starts with the Downtown Core. We’re now seeing the activity in the core spill over to East and West Aspen. Inventory in Aspen is down 18% overall. In Snowmass in first 2015 the number of transactions increased from 23 to 31 and sold volume went up from $49,606,650 to $60,769,417. Inventory in Snowmass actually increased from 235 listings in March 2014 to 254 in March ’15. April is Donate Life Month. We awoke to six inches of new snow on the mountains this morning in Aspen Snowmass. I had a blast at the 2nd Annual Aspen Snowmass Banked Slalom Race which took place last Saturday at Buttermilk. It was such a fun event and a perfect spring day, nice to see so many friends from the local shredding community. I was happy to get the win. I am looking forward to competing in this weekend’s Elk Mountain Grand Traverse Race, a 38-mile backcountry ski mountaineering race from Crested Butte to Aspen. I’m hoping to be back in Gondola Plaza before 10:30 am Saturday morning. I hope to see you there! Get out and enjoy Aspen’s Spring Jam Events again this weekend! Five properties sold last week in Aspen. The highest sale was 185 Popcorn Lane, listed by Laura Maggos Properties, which sold for $7,375,000, $957 sold price per sq. ft. The lowest sale was 1007 E Hyman Avenue Unit #8, listed by BJ Adams and Company, which sold for $880,000, $981 sold price per sq. ft. Click here for more information about last week’s sales.

We saw another sale on Bennet Ct. yesterday at 47 Bennet Ct. for $3,450,000, $870 list price per sq. ft. 44 Bennet Ct. sold last March for $2,650,000. After a complete redevelopment it traded in January 2015 for $5,750,000. 62 Bennet Ct. which sold last May for $3,340,000 is now listed as a new home that will be finished next year for $9,825,000, $2,000 list price per sq. ft. Three Bennet Ct. properties all redeveloped by the same developer.
