Spring Valley Ranch is divided into three areas, each with distinct natural characteristics. The first area consists of approximately six hundred acres on the valley floor that has been in the agricultural production and ranching operations since the area was settled in the 19th century. The middle bench of the ranch, a plateau of approximately 2,200 acres, perched four-hundred vertical-feet above the valley floor, is virtually invisible from County Road 114 that runs below, and is characterized by gently rolling terrain with pastures intermixed with stands of oak and aspen.
