Happy Easter and Happy Passover! First Quarter Aspen Snowmass Market Report

Happy Passover and Happy Easter Week! I hope you’re enjoying springtime! It was a beautiful spring day in Aspen after a dusting of new snow in the high country last night. Don’t miss closing day and bacon day at Buttermilk Mountain this Sunday. Aspen Highlands and Snowmass close next weekend and Aspen Mountain will remain open until Sunday, April 19. Be sure to check out Schnetag next weekend at Highlands and the K-9 Uphill at Buttermilk. I was proud to compete in last weekend’s Elk Mountain Grand Traverse, a 38-mile backcountry ski mountaineering race from Crested Butte to Aspen. What a beautiful walk home under the stars. Real estate in Aspen/Snowmass continues to strengthen in 2015. Below is an analysis of first quarter 2015 real estate activity. Here are some of the numbers that stand out: while March was the slowest month of 2015, sold volume in Aspen through first quarter 2015 is up 160% from first quarter 2014. The average sold price in Aspen’s Core increased to $4,006,238 in first quarter 2015 compared to $1,698,444 in 2014, and the price per sq. ft. increased $254 to $1,475 in 2015 compared to $1,221 in first quarter 2014. The YTD sales volume in the downtown core increased to $84,131,000 in first quarter 2015 versus $33,968,875 in 2014 – that is over fifty million dollars, a 154% increase! It all starts with the Downtown Core. We’re now seeing the activity in the core spill over to East and West Aspen. Inventory in Aspen is down 18% overall. In Snowmass in first 2015 the number of transactions increased from 23 to 31 and sold volume went up from $49,606,650 to $60,769,417. Inventory in Snowmass actually increased from 235 listings in March 2014 to 254 in March ’15. April is Donate Life Month.
