Key Metrics
1) The dollar volume in Aspen and Snowmass Village is consistent with last year's year-to-date figures, except for Snowmass Village condos, which saw a significant increase due to the closings of Cirque Viceroy and Aura in November.
2) Prices have risen across the board, except Aspen condos, which have experienced a slight decline.
3) As of November 30, 2024, the average price of a single-family home in Aspen is $19,373,270. In contrast, the average sold price in Snowmass Village is $9,174,431, which is about half the price of Aspen.
4) In November 2023, Snowmass Village's condo sales volume skyrocketed by 1,839% compared to the previous November, with 38 sales this November compared to just six last November. This surge, driven by the new Aura and Cirque sales, resulted in an average sold price increase of 206%, bringing it to $4,421,253 in November 2024.
5) The ultra-high-end market has shown similar trends to last year, with 68 sales exceeding $10 million—two more than last year—and 23 sales over $20 million, also two more than last year, as of November 30, 2024.
6) In 2024, six sales in Aspen have closed for over $50 million, totaling over $400 million. Before 2021, there had never been a $50 million residential sale.
7) Overall inventory is down from Aspen to Old Snowmass for all whole ownership, free market property types by about 16% from Nov. ’23 and 40% from Nov. ’19.
