Ruggerfest, Balloon Festival & September Sales

I am excited it is Friday, and you should be too! The weather is going to be beautiful this weekend and there is a ton to do in Aspen this weekend. The 48th Annual Ruggerfest and the 40th Annual Balloon Festival are both happening this weekend. The weather has cooled down and the hiking/biking trails are empty, so get out there and enjoy them! September has proven to be a strong month for real estate sales in Aspen/Snowmass. Let's take a look!

Twenty properties have closed in Aspen since the beginning of September. The average sold price is $5,326,350, $1,326 sold price per sq. ft. Twenty-four properties closed in Aspen in September 2014. The average sales price was $4,761,838, $1,186 average sold price per sq. ft. Twelve properties have closed in Snowmass since the beginning of September. The average sold price is $1,812,200, $632 sold price per sq. ft. Eleven properties closed in Snowmass in September 2014. The average sold price was $1,620,227, $537 sold price per sq. ft. Basically, we have seen the same number of transactions, but the average sold price is higher than September 2014 in both Aspen and Snowmass. Things are looking up!

Last week 1525 Star Mesa Drive, located in Missouri Heights, went under contract. This is a $25,000,000, 77 acre estate located in the corner of Star Mesa. Seven properties over $10,000,000 are currently under contract. Twenty one properties over $10,000,000 have closed since the beginning of the year in Aspen and Snowmass. The highest sale was 250 Willoughby Way which sold for $26,723,833, $2,906 sold price per sq. ft.
