Happy Friday! It is a wet, snowy, cold April day in the mountains. We aren’t complaining because we need the precipitation and it is a perfect excuse to check out the 5-point Film Festival held in Carbondale this weekend. There are plenty of activities and films to see for everyone. If you are a yogi or cyclist you are in luck because inspirational athlete and coach, Ed Harold is teaching a class, “Train as a Mind Body Athlete,” at The Aspen Club & Spa all day Saturday, April 25. Let’s take a look at April’s real estate numbers! The Aspen Real Estate Market in April continues to be strong with twenty-two properties sold in Aspen since the beginning of April. Let’s do a comparison of April 2014 to April 2015 Aspen sales: twenty-one properties have sold since the beginning of April ’14. The average sold price per sq. ft. in Aspen increased from $1,193 in April ’14 to $1,302 in April ’15. The average sold price decreased slightly from $4,077,862 in April ’14 to $4,035,000 in April ’15. YTD sold volume has increased from $211,278,592 with sixty-eight sales in April ’14 to $297,788,50 with seventy-seven sales in April ’15.
Notable Sales
The highest sale was listed by Aspen Snowmass Sotheby’s International Realty which sold on April 20, 2015 for 17,250,000, $2,048 sold price per sq. ft. The second highest sale was 1470 Red Butte Drive, also listed by Aspen Snowmass Sotheby’s International Realty, which sold for $11,400,000, $1,687 sold price per sq. ft. I was proud to close top floor, two-bedroom unit B-202 at The Gant today for $1,600,000. It’s the nicest two-bedroom at The Gant with spectacular contemporary finishes and great views of Aspen Mountain overlooking the main pool courtyard. I also have two-bedroom, two-bathroom unit J-201 under contract.
I was in Chicago earlier this week for a Sotheby’s International Realty Global Partners event to share ideas and build relationships with the top brokers in our network around the country. It was a great opportunity to network and discuss trends in our respective markets. We talked about the impact of a strengthening dollar and changes in international currencies affecting our business, the shortage of inventory in metropolitan markets, the influx of Chinese buyers in the Pacific Northwest, and technology improvements to provide better service to our clients. It was a valuable experience to strengthen my worldwide referral network. We are an international company.
