Red Mountain

Red Mountain is arguably the premier neighborhood in Aspen, Colorado. The famed Willoughby Way lies at the base of Red Mountain, which has recently attracted notable tech billionaires, hedge fund CEOs, and other high-profile individuals. What makes this south-facing hillside so popular? It’s a combination of three key factors: unparalleled views, grandfathered home sizes, and close proximity to town with easy access to the Hunter Creek Trail, Rio Grande Trail, and the Roaring Fork River.

Views

Red Mountain homeowners enjoy all-day sunshine and breathtaking 180-degree panoramic views, stretching from Independence Pass in the east to Mount Sopris in the west. All four Aspen Snowmass ski areas are visible from most properties on Red Mountain, making the phrase "Million Dollar View" seem almost understated. From the comfort of your living room, you can take in fireworks displays during Winterskol, New Year’s Eve, and the World Cup, as well as the torchlight parade.

Grandfathered Home Sizes

Many homes on Red Mountain were built before Aspen imposed square footage restrictions on new construction. As a result, these iconic, generously sized properties are rare gems in today’s market, where recreating them can be either impossible or prohibitively expensive. In a market like Aspen, where inventory is naturally limited by surrounding USFS and BLM lands, homes of this caliber are in even shorter supply, making them among the most desirable properties in Pitkin County and the last to be affected by market downturns.

Proximity to Town

While other neighborhoods such as Starwood, Wildcat Ranch, and Chaparral may offer similar views with more acreage, none are within a five-minute drive of downtown Aspen and nearby trails. The ease of access to Aspen Mountain, top-tier restaurants, retail, as well as the Hunter Creek Valley and Rio Grande Trail—which runs the length of the Roaring Fork Valley—sets Red Mountain apart from any other neighborhood.
