December 2015 Market Update

Happy winter season! We're off to a great start to the winter season in Aspen Snowmass. Here are the latest Upper Roaring Fork Valley Real Estate Numbers: YTD sales volume is up 14%; we’re just over $1 billion in sales in 2015 compared $904 million in 2014. The Top 3 sales in the Upper Roaring Fork Valley in 2015 are: #1: 250 Willoughby Way on Red Mountain that closed for $26.7 million, $2,903 sold price per sq. ft. #2: $25 million dollar Aspen Core penthouse that closed in November in the downtown core, $2,938 sold price per sq. ft. #3: 1220 Little Woody Creek Rd., Catto Ranch that closed for $23.5, $2,389 sold price per sq. ft. 30 properties over $10 mil have sold compared to 22 in 2014 YTD. The average sold price in Aspen’s Core for all property types increased to $2,676,514 from $2,385,050. Average price per sq. ft. in Aspen’s Core increased to $1,442 compared to $1,318. Snowmass’s overall average sold price is up from $1,425,985 compared to $1,695,553. Basalt’s sold volume is up from $75,266; 115 properties compared to $120,967,392; 165 properties have sold compared to 121 in 2014 10th Annual Aspen Astellas Summit For Life 2105 was a huge success on December 4 & 5, 2015. Five hundred racers climbed Aspen Mtn. at night to support Chris Klug Foundation and organ donation education and celebrate life. East West Partners is exploring postponing the Viceroy Tower Two project another year with Snowmass Town Council. Five OneAspen downtown Penthouses are u/c – 9 still available. Boomerang has launched sales with Aspen Snowmass Sotheby's with 52 condos on Hopkins Ave. in W. End available including two 2,600 sq. ft. penthouses and three 1,800 sq. ft. three-bedroom units.
